REPOST: Why does ForeclosureFox Work?

Category: Foreclosure Info – Matt Landry – 5:48 pm

I posted this article originally last year, but it is just as appropriate today and serves as a good testimonial for new fox users.

I thought I’d post a great personal endorsement for the ForeclosureFox foreclosure property database.

It’s a good real world example of why the service is a value to investors.

Just today while in the office and scrolling through my local foreclosure listings, I noted one that was right down the street from us that I had an interest in, I knew the building and it was a valuable one being right off the main intersection in a small upstate ny town.

The foreclosure fox database had the info, but it had not yet (I checked at the same time) been listed in the local MLS.
The listing has been in the ForeclosureFox database for days.
The realtor who the bank was having list it locally had not even received the data yet, he had a lockbox, but no sign out yet, and the bank hadn’t yet sent him the data he needed to create the MLS listing.
What that means and why it’s important is that the data we have here was received by me (the potential buyer/investor) long before the other local investors or buyers or real estate agents would have seen the property for sale.
I’ve already had time to walk the lot and check out the building, plan and prepare an offer and contingencies, etc.
All before anyone else knew it was for sale.
Very cool.

I had the info in the hands of another broker who will probably buy the building the same day (long before anyone else even has a chance to consider it), I’ll make a nice referral fee, and the listing will likely be marked pending on the MLS the same day it’s listed.

If you’re slow, you ….. well, you know.

Just enter your ZIP above or select your state and search for foreclosures in your area for free.
